Curb appeal easy fixes
We talk a lot about home improvements here like curb appeal – but what we don’t talk about enough – WHY you get them done to begin with. Yeah, sure – we all want to be the kings and queens of our castles; but at the end of the day, most of us will someday leave the home we’re currently in and when we do – we want the maximum return on our investment possible.
Today, we’re going to discuss some really easy things you can do to spruce up your home’s curb appeal and make it more attractive to buyers without having to go through the insanity of a massive home renovation or building project. Let’s jump right in.
Break out the paint
One of the easiest, surefire ways to catch a prospective buyer is with a fresh coat of paint. Whether it’s demure earth tones or dramatic bursts of colors, paint is the simplest fix. Most paint gallons cost around $30 and the new look will cost you some time, but at the end of the day – the new color can set a new mood – one that could be wildly attractive to whomever steps through your front door.
Freshening up the bathroom
More often than not – the two rooms that sell a home are the kitchen and the bathroom. While the kitchen comes with a whole host of appliances and considerations, bathrooms are pretty easy places to touch-up. Consider adding a new layer of grout and caulk around the bathtub, tiles and sink. You can also update finishes like the sink spout and handles, lighting and mirror. You can even invest in a new pedestal sink or toilet and wind up costing yourself close to next to nothing – as both are relatively quick installs. Doing either can potentially make your bathroom pop just enough so that it might be the tipping point for a prospective buyer.
Focus less on the windows, focus on the window sills
Some home sellers will spend on a significant upgrade up-front – and after significant time and investment, they almost end up minimizing their return. Which is particularly crazy when you consider there are so many other, cheaper alternatives. Simply putting together some flower boxes, or sprucing up some garden space out in front of your home can really bring your windows to life. What’s even wilder about it, is you can make a window look INCREDIBLE for well under $100. So if you’re gazing out, wondering who’ll look in – invest in some window boxes and do a little low-level landscaping.
